If you are thinking of selling your home or cottage in the spring do you really know when the “Spring Market” is? Like most of us, you may think that spring market starts in April/May. In real estate, the Spring Market begins in March. The Spring Market is half over by April/May.

Buyers are looking for a home or cottage to enjoy for the summer. The best time to list your home is February/March in order to have it marketed, viewed, sold and closed by the start of summer!

Why is February/March the best time to list?

Most buyers want to find a house by the end of June at the latest so that they can move over the summer when work loads are lighter and kids are not in school. Buyers looking for a cottage will want to start spending their summer weekends at the cottage by May (and who wouldn’t?). Buyers will start looking for their new home or cottage in March. If you would like to take advantage of the Spring Market, the end of February is the best time to get your home on the market.

February is the best time to get ready to sell:

It’s cold. It’s snowing. There may be a few “snow-days” in February too. This is the perfect time to sort, organize, de-clutter, paint and get your home ready for selling. A REALTOR(r) should give you honest advice on what kinds of improvements or staging that you can do to help make your home more marketable to buyers and find the right price to list your home at.
